If you let a property with gas appliances, you are legally required to have every appliance and flue checked by a Gas Safe registered engineer every 12 months. You must give your tenants a copy of the record, and keep one yourself.
The check can be carried out up to two months before the current certificate runs out without shortening the renewal date, which is the easiest way to stay ahead of it rather than scrambling in the last week. We flag renewals before they land so that never becomes a problem.

It depends on how many gas appliances are in the property. A single combi boiler is the standard job; a boiler plus a gas hob and a gas fire takes longer. Call us with the appliance list and we will give you a price up front. We also price portfolios of several properties together.
Every 12 months. The check must be carried out by a Gas Safe registered engineer on every gas appliance and flue in the let property. You can have the check done up to two months before the current certificate expires without losing the original renewal date.
CP12 is the common name for the Landlord Gas Safety Record. It lists every appliance checked, the results of those checks, any defects found and the action taken. You must give a copy to your tenants and keep one yourself.
The engineer records the defect and, where the appliance is unsafe, disconnects it with your permission and labels it. We will tell you there and then what is wrong and what it takes to put right, and we can usually quote for the repair on the same visit.
